Before I quote you a price on your home inspection
I
have a degree in Electro-Mechanical Engineering. I am a graduate of
Hondros Real Estate College in Home Inspections. I am certified by
the State of Ohio. I am also a certified member of NACHI the Nation
Association of Certified Home Inspectors. I have been involved in
Industry for the last 26 years.
I
will conduct your inspection as if I were buying the property for
myself. The inspection will take approximately 2 hours, this is for
a 1500-2000 sq. ft. home. Larger homes will take proportionally
longer. I will ask for you or someone you designate as your
representative to accompany me during the inspection.
I
will thoroughly inspect every area of your intended purchase that is
accessible. If I am unable to inspect anything I will note it on
the report.
I
will inspect the roof by walking the roof if at all possible. I will
open every door and window to insure proper operation. I
will evaluate all gutters and down spouts. I will check every
electrical outlet. I will test every water spigot and drain
for adequate flow and drainage. I will check the attic, for
insulation, evidence of any water leaks, damage to any sub-roofing,
and wiring, if accessible. I will check all walls for
evidence of bowing. I will check all floors for sagging or not
being level. I will inspect the electrical service panel and the
service entrance cable. If there is a basement or crawl space and
it is accessible I will inspect them looking for evidence of water
leakage, bowed walls, and evidence of mold. I will look at the
floor joist if possible and check for broken or cut members. I will
examine the HVAC system to the best of my ability, if I think an
HVAC technician should be called to examine it closer I will advise
you of that. I will operate the heating and cooling system, if the
outside temperature is at least 65 degrees, to make sure it operates
satisfactorily. I will examine the hot water tank to see if the
safety valve appears operational and check that it is vented
properly. I will
examine the landscaping around the foundation of the home to
determine if the drainage and runoff is adequate.
I will check the
operation of any outside water spigots for proper operation.
I
can provide, at additional cost, termite inspections, water quality
testing, radon testing, mold identification, sewer inspections, and
gas line inspections/with one-year warranty against leaks. Some of
these services are contracted out to qualified professionals.
Summary Reports by email are issued the same day, written narrative
reports delivered the next day, in booklet form, covering the entire
inspection, with recommendations and comments.
I
do Free Follow-up Inspections to insure that any items identified
during the initial inspection as "requiring attention" have been
taken care of properly.
I
do not charge extra for older homes, weekend inspections, or mileage
for distances greater than 30 miles as some inspectors do.
I
provide Inspections for the entire Central Ohio area. Simply put, if
there is a For Sale sign in the lawn I will Inspect the property
regardless of the location.
